Georgia is one of a handful of states that requires an attorney to conduct real estate closings. This requirement exists to protect buyers and sellers — and it means your closing attorney must be more than a notary. GA Law Group serves as a true legal representative at the closing table, reviewing documents, resolving issues, and ensuring your transaction closes cleanly.
The Closing Process
A residential real estate closing involves coordinating among the buyer, seller, real estate agents, lender, title insurance company, and local government recording offices. GA Law Group manages this coordination — reviewing the settlement statement, confirming payoffs and liens, verifying property taxes, reviewing the deed and mortgage documents, and conducting the closing itself.
Title Search and Title Insurance
Before closing, GA Law Group conducts a thorough title search of the county deed records to identify liens, encumbrances, easements, and defects. We issue title insurance commitments and policies through nationally-recognized underwriters — protecting both buyers and lenders against title defects that were not discoverable in the title search.
What to Expect at Closing
Residential closings typically take 60–90 minutes. GA Law Group prepares all closing documents in advance, reviews them with clients before signing, explains each document's purpose and effect, coordinates the wire transfer of funds, and records the deed and mortgage in the county deed records — typically the same day as closing.
